Global Innovation Development, Inc. was founded in 1998 and is dedicated to developing high quality mixed-use and multi-family housing, and independent and assisted living facilities for seniors. 

We believe that every successful building project not only enriches investors, employs workers and contributes to the community, but it also enhances the lives of all who touch it. GID develops and manages premium mixed-use, multi-family and assisted living projects. We believe good projects begin with the right acquisition price. This initial step requires knowledge of all project costs from acquisition through occupancy. To formulate a comprehensive understanding of costs, we take into account all aspects of the project including design, value engineering development, marketing and financing.

At the start of every project, construction professionals join architects, engineers, and design professionals to form a cohesive, multidisciplinary team. This team functions to develop efficient and marketable design strategies. Effective communication, tight project coordination and the close cooperation of the development team is required throughout the development process.

Our operating philosophy is to remain lean and flexible, enabling us to adapt to changing market conditions and capitalize on market fluctuations. By leveraging longstanding relationships with architects, general contractors, subcontractors, and sales and marketing professionals, we maintain our efficient structure and capture the breadth of knowledge and depth of experience of our partners. Throughout the process, we remain in constant contact with our sales professionals, lending institutions, and investors to provide timely progress updates.

This approach-implemented by our proven, experienced team-has resulted in our securing a series of high-quality assets and creating highly marketable units. We are confident this approach positions us for continued growth and success.

Developer Information

Brian R. Linnekens is the president and principal shareholder of Global Innovation Development, Inc., a real estate development company focused on urban mixed-use projects and assisted living and/or active senior facilities. 

Mr. Linnekens has a proven history of delivering successful projects and has experience in a variety of construction types and within challenging site constraints. As an attorney and an MBA with his degrees from the UCLA School of Law and the Anderson School of Management at UCLA, Mr. Linnekens personally oversees all of his projects, from inception to stabilization. 

This hands-on approach to acquisition, design, finance, construction, marketing and management produces consistently successful projects. Mr. Linnekens has personally managed various aspects of the planning, permitting and/or construction of multiple apartment, retail and mixed-use projects during his career, not all of which are listed below.

Citrus Suites

Broadway

Citrus Suites -Broadway, located 1-1/2 blocks from the 3rd Street Promenade in Santa Monica, consists of 101 luxury apartments over high end retail and three levels of subterranean parking. Amenities include a roof top pool, gym, roof gardens and sun decks. The building wraps around a beautifully landscaped internal courtyard giving its residents an experience reminiscent of an old style European community.


Citrus Suites

Ocean Way

Citrus Suites - Ocean Way, an expansion rehabilitation of a 70-unit apartment project, is located approximately 50' from the sand at Santa Monica Beach. The project is extremely well located but suffered from severe deferred maintenance and an outdated design. Redevelopment brought 30% more apartment units, additional elevators, a three-story atrium, lobby, landscaped courtyards, pool deck, fitness center and other upscale amenities.


The Bristol House

“The Bristol House” is a magnificent two-acre country estate with endless grounds and over 7,000 square feet of slate patios and balconies. This 12,000 square foot home offers custom brick work, a traditional slate roof, integrated entertainment and security systems and a state-of-the-art, gourmet kitchen and great-room with granite counter-tops, custom cabinets, enormous center island, stainless steel appliances & countless other fabulous amenities.

The Valleyheart Apartments, is a modern luxury 36-unit apartment complex with elevator, restricted access, ten-foot ceilings or seventeen-foot ceilings with lofts, private roof patio, central air, individual security systems, swimming pool, and other luxury amenities.

The Ventura Canyon Apartments, a 15-unit luxury apartment project, offers two-story plus loft apartments over one level of subterranean parking and features a beautiful landscaped courtyard and private roof-top patios.
